What Does a GFI Do? - Electrical Problems

In your bathroom you should have a GFI electrical outlet. Most new homes or newly remodeled homes require you to have GFI electrical outlets in the kitchen. Most older kitchens do not have GFI electrical outlets. GFI stands for ground fault circuit interrupter.

Why not call it a GFCI instead of a GFI electrical outlet? Well it is called a GFCI in some instances. GFI is short and is the most common name used by most electricians and builders for this type of outlet.

GFI 's come in 15 amp and 20 amperage outlets. GFI outlets must be wired properly. Make sure you're using the proper wire size when hooking up the GFI outlet.

How do I know which size wire to use? This all depends on how far away you are running it from the electrical panel. There are charts you can use to figure this out. If you are not running the electrical wire more than 80 feet from the electrical panel you can use 12 gauge electrical wires for a 20 amp GFI. This is a general rule of thumb for most electrical house wiring.

If you're going to be using a 15 amp GFI and you are going to be less than 80 feet away from the electrical panel you can use 14 gauge electrical wires. Again this is just a general rule of thumb for most electrical house wiring.

A GFI is a light duty electrical plug used in bathrooms, kitchens and the exterior of your house. The sole purpose of the GFI is to shut the breaker off faster if there is any moisture or light load problems.

Let's say for instance you have your hair dryer plugged into the GFI outlet. The hair dryer somehow falls into the sink while it is on or plugged in. The GFI outlet will instantly shut off because of the sensitivity of the breaker inside of the plug it self.

The GFI plug has a test button and a reset button on it. If you are continually resetting the GFI you will wear it out eventually. I have had GFI plugs after resetting the button about 10 times break and no longer able to use them.

The GFI electrical plug is a great idea and if you don't have them in your bathroom or outside of your home it would be a great idea to have an electrician install them for you.

Confessions of a Tile Setter - Bad Grout

New and convenient materials do different things to help homeowners. When a the shower is used often, mold and mildew begins to inhabit the grout lines in the lower corners and areas where it is constantly getting wet. Soap scum also aids in mold and mildew accumulation along the floor corners or the corners above the tub edge.

The fight against mold and mildew has begun and you begin the use of chemical cleaning agents and scrubbers to keep the grout clean. This process eventually wears through any caulk that was placed and into the grout. The grout now begins to loosen, crack and break out. More caulk is generally added and it is very common for mold to develop under that caulk.

If this issue is not addressed soon, water will get in behind the tile into the backing and before you know it your tile will be falling off the backing. Now you have a real problem. Contractors will insist upon removing all the tile and backing replacing it with a water proof medium in effort to insure their work. A standard shower stall or tub-shower will cost easily around $2000 or more to repair depending upon materials.

As the grout wears, water gets into the standard builders greenboard backing and mold begins to grow there. The solution is to remove and regrout the tile. This is a lot harder than one might think. Removing grout is difficult and it's very easy to chip or scratch the tile. So don't waste your hard work by using inferior materials when you regrout.

You will find some very convenient pre-mixed grout at your local home center. Don't use it. This stuff is nearly useless. It will look nice for a few weeks maybe before it begins to break out. And all the hard work performed in digging out the old grout will be little more than wasted time. Get the real thing. Generally non-sanded grout for the standard 4x4 tile in showers.

The problem with shower stalls today is that builder grade materials are junk. Today's 4x4 tile is not like the construction and materials of yesterday. The 4x4 tiles were thicker and the surface walls where the tile was applied were concrete. Since the tiles were thicker, the grout was deeper and actually adhered to the concrete backing. There was little chance of water invading that type of construction and materials.

Although it may seem quick and easy to slap some pre-mixed grout into missing or removed grout areas, do yourself a big favor, get the real thing. You'll end up with a better job and it will last a lot longer. You might want to consider a professional service to do this for you.

Flush the water line by removing the cartridge.
When you buy a new faucet keep the manufacturer's instruction sheet with you. They will come in handy during repairs. Also keep spare parts in a safe place.
Always plan for an access wall on the opposite side of the wall behind the shower faucet.

Turn the water supply off.
remove the faucet handle
Remove the faucet assembly consisting of the trim and the stem assembly.
Take the washer and the stem for replacement.
Grease the threads and washer and assemble it all back.

Retaining Walls Suffer From Moisture Problems

Whether you're driving down the road or through a neighborhood and you notice a retaining wall that has large cracks in it, or is severely discolored, or one that has white calcium deposits from moisture covering the entire wall, you've got problems with moisture.

I'm not going to suggest that you use waterproofing paints, because I haven't seen great results with these products. I understand that getting one book on stair building that explains how to build 500 different types of stairs with 3000 illustrations might not apply to you. These books are nice for a building professional or a master carpenter but are difficult to understand.

I have made these books easy to follow with the use of illustrations that only apply to the set of stairs you will be building. The book "How to Build a Strait Set of Stairs" is a complete stair building guide for a strait set of stairs with a 2 x 4 handrail. In this book you will have access to formulas for decimal conversions to fractions. Then you will be able to locate the exact mark for certain measurements. What about your home's light switches? Your standard two way light switch will usually turn a one light on or a group of lights on, from one location. A three way light switch will usually turn one light on or a group of lights on from two different locations. A four way light switch, will usually turn one light or a group of lights on from three different locations.

The grout should slake. After you're done mixing the grout, you should wait between five and 10 minutes to let the moisture soak into the grout mix. Do this once, and you will never go back to mixing your grout and applying it, as quickly as possible after it has been mixed.

How to Protect Foundation Plumbing Pipes?

If you install any underground plumbing pipes, in your concrete building foundation, you will need to protect them, from the concrete. You can use a variety of products and the most common of them will be a Styrofoam wrapping that can be purchased at most plumbing supply stores.

Let's start with the waste pipes, that are made out of plastic. The concrete could actually start to put pressure on the plastic pipes as the concrete starts to expand and this pressure could actually damage your new waste pipes.

You don't need to wrap all of the plastic waste pipes, only the parts of the waste pipes that will be exposed or in direct contact any concrete, but you do need to protect every copper water supply line that will be buried under the ground or exposed to the concrete, with a plastic sleeve. These products can be purchased again at most building supply or plumbing supply stores.

If these pipes aren't protected properly, you could find yourself within a short time, repairing the pipes that are either inside of your concrete foundation or buried underneath your concrete foundation. Either way, this isn't going to be a good thing.

You definitely need to wrap a plastic sleeve around the water supply pipes that are going to be buried or in direct contact with the concrete. This is a must and most building departments will require your plumbing pipes to be wrapped, before it they will sign off on your rough foundation plumbing inspection.

However, for the waste pipes, you can actually use cardboard to protect them. If you're short on funds, why not grab some cardboard boxes, dismantle them and start using cardboard to wrap the pipes, with a little duct tape.

Important Do-It-Yourself Home Remodeling Advice

Often I'm asked by homeowners, if they think that they can build something on their own. Often I end up explaining the process to them and it's pretty confusing. I would like to give some homeowners and construction handyman some do-it-yourself home remodeling advice, about projects that I think they should avoid and the reason why.

1. Working on Electrical Service Boxes

I really don't recommend, anyone who lacks experience working with electrical, to be working on it at all. When it comes to the electrical service box repairs, if you don't have any experience working in this specific area, I am suggesting this to all homeowners and do-it-yourselfers, stay away from electrical service power boxes. Electricity can be extremely hazardous to your health, so take my advice, this is coming from an expert on the subject.

2. Plumbing Water Supply Lines

I don't recommend, anyone who doesn't have any experience working with plumbing water supply lines, because if they break, or if your repair, doesn't hold properly, you could destroy a large portion of your home. Picture this, you just got through putting a new faucet in, everything looks great, but it's time for you to go to your baseball game. You come home about four hours later and the entire house is flooded with water.

This kind of stuff does happen and you need to take the advice of an expert here. It has even happened to me and I understand the process, pretty good. If you plan on fixing any plumbing water supply lines, make sure that you can spend the time, keeping an eye on your new home repair. If you're going to have any problems with them, they will usually happen within the first few hours of use.

I hope this helps, sometimes it's better to pay a professional, but I can understand, every intelligent person, is interested in saving a few dollars and learning new skills.

Home Purchasing Checklists Provide Protection

Home purchasing checklists provide protection for consumers with useful information for future home repairs or current home repairs that will need to be done before the home is sold. Home inspectors often use checklists like these, while they're inspecting the home.

If more home shoppers used home inspection checklist while shopping for houses, we would probably have more satisfied homebuyers than dissatisfied ones. Recently just purchasing a home, we had our real estate professional, the previous homeowner's real estate professional and a mortgage lender, involved in the purchase of the property.

There was a home inspection report from the current homeowners, available for us to look at. It provided us with the damaged parts of the home that were repaired or replaced. Some of these repairs were from termite damage and it was stated so on the report. This was helpful information for us as we walked around the home inspecting it for damage.

The work that was repaired to look satisfactory and the rest of the home had minor damage. Listening to one of the real estate sales people that were involved in the transaction, you would've thought we would get in the deal of a lifetime and they had nothing but good news to say about the product they were representing. I easily understood that, this person could have influenced some one into believing that the home was in great shape, if they didn't have a home inspection checklist with them.

The home had been re-carpeted, painted and was in generally good shape. The problems with the home, were the old windows that were hard to open, the heating unit leaked gas, the tile flooring that ran through the kitchen and a large room addition looked great, except for one thing, they installed the tile over linoleum.

This eventually will have to be replaced as the tile starts to separate from the linoleum. While I'm writing this article, there's about 40 square feet of tile that needs to be replaced, because it's popping up and cracking.

A home purchasing checklist does not guarantee that you will find everything but can't eliminate some of the things that homeowners have the biggest problems with. If you could just eliminate one of these problems, the small price of purchasing, one of these checklists would be worth it.

Home purchasing checklists provide protection for the shopper and I would recommend, never shopping for a home without one.

The Importance of a Home Inspection

First off, for all of those whom do not know, a Home Inspection is where a person or persons hire a Professional Inspector to inspect a property in which they have interest in no matter if they are on the buying side or selling side of the transaction. The majority of the times Home Inspections are ordered by the Buyers of a property but over the last couple of years Sellers have been getting inspections to help market their property for a quick sale.

Buying a home is a decision which is probably the most expensive decision most people will make in their lifetime. Unless one is familiar with all of the different phases of what is involved in the entire construction process, that decision to buy a home could be a very costly mistake. We are talking thousands of dollars or even hundreds of thousands of dollars just because the home was bought on emotion. That is why the Home Inspection is so very important.

Lets briefly run through the entire real estate transaction of a young couple buying their first home and they don't get their new home inspected.

Young Couple meets Real Estate Agent and tells the agent the size and type of property they would like to purchase. They go out looking over the next couple of weekends and they look at a dozen properties and then they see the one, the home of their dreams. They can't wait to get back to the Agents office so they can write up an offer and get things moving. They get to the negotiation part of deal and they are overwhelmed because the sellers have trimmed $5000 from the original asking price. The young couple thinks they are getting the house of their dreams at a great price and accept the seller's final asking price. In most cases their completed contract starts a 10 day inspection period (although that is negotiable); however the couple has looked at the house and didn't see any problems of any kind so they decided to not pay the $250 for a Home Inspection although the Real Estate Agent explained to young couple of the importance and value of an Inspection. The Agent got them to sign a waiver on the Buyers Inspection Sellers Response and life was good for the young couple.

They moved in and after a couple of weeks they discovered a water stain on the living room ceiling. They run to the window and looked out and it was a beautiful sunny afternoon and their first thoughts were it was raining. The couple had no idea what to do so they started looking for and calling plumbers from the internet and yellow pages only to find out because it was a holiday they were hard to locate all the while the stain continued to grow and the drywall began to bulge. They located a plumber and summoned them on their way but he was a couple of hours away. The drywall ceiling continued to bulge until it just could not hold any more water. At last it burst and water fell from the ceiling, along with drywall and insulation, down into the living room onto their brand new LCD TV and caused several thousand dollars in water damage by the time the plumber got there to shut the water off. The poor couple was now faced with thousands of dollars in repairs because they did not know a few things that a Home Inspection would have found.
If the couple would have spent $250 on a Home Inspection they would have known a few things that could have saved them the thousands of dollars they now face with repairs and damages.
The first thing they would have known, is where the main shutoff valve was for the water so they could have limited their repair cost to the leak repair and the ceiling drywall repair which would have probably been a couple of hundred dollars.

The next and probably the most important part thing they would have know if they had an inspection, would have been that the house was plumbed with Polybutylene piping which is known for its many problems and there were thousands of lawsuits from homes that had the piping installed. There were rebates offered and assistance was given for people to re-pipe their homes because this piping had so many problems. The Home Inspector would have most likely caught that and informed the young couple of the piping and would have probably recommended that it be re-piped and they could have made a more informed decision on purchasing the house. If they still wanted the house, they could have renegotiated the price with the seller to have the re-piping done.

Now their $5000 off of the list price which the seller dropped during their negotiations is not looking so good because now they have the cost of the re-piping and repairs which far outweighs that.

That is just a small example of what would have been found in the Plumbing phase of the inspection and a full Home Inspection covers all phases of the construction process such as Electrical, Heating and Air Conditioning, Structural, Foundation, Roofing, Attic, Fireplaces, and so much more.

Please don't let this happen to you if you are buying a home, or to someone you know, and Real Estate Agents, please print this article out and let your clients read it if they are thinking of foregoing an Inspection.

Are There Really Home Water Filters That Work?

A lot of people seem to be of the opinion that home water filters won't really do enough of a job of purifying our drinking water to make them worth the expense. Then you will hear many of those same people turn around and ask, how do water filters work. It all just seems odd to me, that's all.

Vinyl Log Siding

My sister lives in Tennessee and for years has been suggesting I move there and have a log cabin built. But I've always been put off by the possible complications involved in building a log cabin. I also worried that it would require a lot of exterior maintenance and might not be warm enough in the winter.

However, on a recent trip I spoke with a Tennessee builder who showed me log cabins which are actually made with vinyl log siding instead of wood logs. The cabins looked so real that at first I didn't realize they weren't wood.

I learned that construction of vinyl log siding cabins can actually be easier than building a conventional cabin. For one thing, the siding comes in lengths from 10 feet to 16 feet, making it easy to customize a home. There are also several siding styles to choose from, including Pine, Peeled Pine and Cedar Embossed. There is also a choice of saddle-notch, round, or square corners.

The exterior of a cabin built with vinyl log siding is maintenance free. The finished cabin is sealed with several coats of sealer and is well protected. And, unlike wood logs, vinyl log siding is not susceptible to insect or rot damage. Since the siding is filled with foam backing, it is dent free, and there is no need for the typical twice-a-year cleaning recommended for traditional wood cabins.

The builder also explained that the siding, which should be expertly installed, will provide several structural advantages. For one thing, the R-value of vinyl log siding, which determines the level of thermal resistance, is four times higher than real logs. Vinyl log siding can also help filter noise and pollution as well as allow moisture to escape so that the walls can "breath". This helps prevent mildew and rot problems.

Wasp Information and How to Control Them

Wasps

The wasp is a common problem throughout summer in the UK and other parts of Northern Europe. They are social insects that form colonies inside nests. Nests are often found in soil banks, roof spaces, and in areas within trees and walls.

Biology

The queen wasp will emerge from its hibernation around mid-April time and will search for a suitable site for her colony. The queen wasp will then build the foundations of the nest by using chewed bark and dried timber mixed with saliva. The nest at this point is no bigger than a golf ball in size and within this nest she lays between 10 and 20 eggs. The first brood of adult workers takes over the tasks of enlarging the nest and providing food for subsequent eggs laid down by the queen. By the end of the summer, the nest can contain between 3000 and 5000 wasps and measure over 30 cm across.

Later in the summer, males and young queens emerge and mating occurs. Once fertilised, the queen flies away to find a suitable site for the winter. Once the cooler weather comes, the workers and remaining males become lethargic, and they feed off ripe and over-ripe fruits. This can produce aggressive behaviour to anyone interfering with them.

The onset of the cold weather kills off all of these workers and males, and it is only the queen that survives in hibernation to start a new colony in the spring.

Importance

Wasps do visit bins, waste depots and dead animal bodies and therefore they have the possibility of spreading diseases, but they are mainly known for their nuisance in the late summer.

In the early parts of summer, wasps are too busy collecting food for the nest, however later in the season as the larval rearing decreases, the workers and males turn to sweeter products and they become nuisances in homes, bakeries, offices etc. They also have the ability to sting apparent threats, a habit which increases as the insect becomes more irritable with the onset of the cooler weather, and the feeding on fermented, over-ripe fruits.

Basement Flooring Types

When it comes to choosing a floor type for your basement, your options are somewhat limited. Basements are generally below grade, meaning below ground level. While some floors are suitable for below grade installation, others are not. Floors that have a higher level of water resistance, such as rubber, linoleum and most tile types, are generally suited for basement floor installation.

If you want to install hard surface flooring in your basement, concrete, tile and stone are best. Despite concrete's hard surface, they can still be damaged by spills and must be sealed periodically. Less permeable stone floor types such as flagstones, granite and slate can make for a perfect basement floor. Slate tiles, stone tiles and ceramic tiles can all be installed below grade, but like concrete, also need to be sealed.

When installing flooring over a concrete subfloor, make sure that the concrete is completely level and free from holes and cracks. When I was growing up the choice of floor decoration was oilcloth [a thin type of linoleum], or linoleum [lino] in the bedrooms and, in the living rooms downstairs, lino covered with a large rug or, if you had a better budget, herringbone hardwood flooring with a large rug in the middle. A stair runner lined the center of the stairs held in place with a brass stair-rod. These ideas moved on into the 1970s with fitted carpets which had large swirly patterns: you were really somebody if you could afford fitted carpets! Fitted carpets came and stayed, the only real changes being the textures and fabrics, the colours and whether the carpets were plain or patterned. These all changed according to fashion. Cork tiles made a brief appearance as being the must-have flooring options in the bathroom and kitchen. They never really went out of fashion as they are practical and warm underfoot.

However, the late 1990s was when laminate flooring made its appearance and hardwood flooring came back with a vengeance. Floors to aspire to are now hardwood floors, with the whole of the living area having the same kind of flooring. Gone are the days of the unhygienic carpeting in the kitchen: this has been replaced by a multitude of flooring options, from recycled rubber to slate, stone, hardwood, laminates, and tiling. Many bedrooms are also finished with laminate or hardwood flooring, brightened up with scattered rugs. In my own home, however, I have retained deep-pile carpets in the bedrooms and, in all the downstairs rooms I have installed hardwood flooring which has been stained and varnished to give it a deep timbre to bring out the beauty of the wood. It is so much easier to keep clean and I believe this is far more hygienic than fitted carpets everywhere which can harbour germs deep down in the fibres.

It is certainly not something I would consider doing. In this case, the end result well justifies the means! So, if you are choosing laminates or hardwoods, what are you going to be looking for?
