Your Home Inspection - What Can You Expect to Be Inspected - Part 1

Getting a home inspected before you buy could possibly save you thousands of dollars in repair bills that you were not expecting. The cost is only about $300 to $400; maybe a little more for a much larger or older house.

This is a small investment compared to the cost of the purchase of your new residence. You can plan for your mortgage cost, utility bills and other expenses when figuring up your monthly costs. But surprise repair bills can put you in a bind. We all want to save money and spend less. Not getting your home inspected before you buy it could be a disaster for your finances.

So, what does this service consist of? What do they look at?

One thing that will be looked at is the roofing. They will look at the roof covering, roof drainage systems, flashings, chimneys, and roof penetrations. The intention is to see if there are signs of age, improper installation, obvious damage and signs of leaks or abnormal condensation on building components.

The report you receive should describe the type of roof covering materials and also report the methods used to observe the roofing. Your service may or may not include an actual on-roof observation, particularly if the weather creates a hazard. Normally the exterior is viewed first and then the interior. Inside the home, the inspector will observe walls, ceilings, floors, steps, stairways, balconies, and railings. Countertops and a representative number of installed cabinets will be evaluated. Also a representative number of doors and windows will be checked.

You should receive information on signs of any abnormal or harmful water penetration into the building or signs of abnormal or harmful condensation on building components. If there is something that is a safety issue, the report should tell you that.

This only covers part of what is looked at during an inspection. Be sure to take a look at other information in this series to see other areas of the house that are inspected. When making an investment as large as a new home, having an independent professional take a look should be a standard part of the process. This protects you, your family and your finances. Have you have decided to plant a vineyard, or even a few grapevines? Don't even think about planting your grapes unless your grape trellis or arbor has been completed. Even the simplest structures require some construction, and if you have already planted your grapes, you are sure to cause some damage. If you are planting 3-4 vines in your backyard, you probably want a decorative arbor, while any serious planting requires a trellis. Without a trellis your grapevines will sprawl all over the ground, never produce any grapes, and probably rot or develop a disease. The vines do not develop a trunk or branches that are strong enough to support themselves. In addition, the most important factor in a vine's development is plenty of sunshine.

The grape trellis gets your vines up in the air and spread out so each bud gets plenty of sun. Also a well designed trellis or arbor will allow you to grow a lot of vines in a limited space. That is the reason that growing grapes is one of the most profitable crops on a per acre basis. If you want an arbor for the backyard, there are many prebuilt designs that you can buy at your local building supply for a reasonable cost. If you want to build your own, a search on the internet will turn up a number of plans. A trellis must be constructed on site and should be designed to last a long time since many grapevines can produce for up to 30 years. In your planning you should allow an area of about 8 feet by 8 feet for each vine. In warm climates trellises are usually about 6 feet high, and in colder climates they should not be higher than three feet so your grapes aren't as exposed when winter weather arrives.

Normally you should plant your vineyard in rows about 8-10 feet apart and orient the rows north to south so each vine gets maximum sunlight. The trellis needs to be strong enough to withstand the weight of the vine with a full crop of grapes. Allowance should also be made for local weather conditions including high winds. You will need to use pretreated wood or metal for your posts and galvanized steel wire to run between the posts. I recommend that you use treated wood posts at least 3" in diameter and buy the best materials so your trellis will last for at least 20 years. Place your poles 8 feet apart and sink them 2 feet into the ground.

They are best if you set them in concrete, and I always coat the pole with roofing compound about an inch above the cement for extra protection against moisture. At the ends of each row you need to install an anchor to keep the wire taught. About 6 feet from the end of the row bury a 4 foot pole 3 feet into the ground angled away from the row. Drill a hole in the anchor and push the wire through using a wire clamp to hold it in place. Next drill each post near the top and 3 feet off the ground. Run two lengths of 10-12 gauge galvanized wire from post to post pulling tight through the holes you drilled. There are other ways to build a trellis, but this method is the most popular.

If you live in a cold climate and are planning to use hybrid grapes there are some other designs you might consider such as a T design with two wires running at the 3 foot level.Whatever method of construction you choose, hopefully you can complete the job in the fall before your first planting so as soon as spring arrives you can get your plants in the ground and maximum growth the first year.

Home Maintenance Tips You Can't Afford to Ignore

Without a doubt, buying a home can be the largest investment youll ever make. With the average home costing approximately $190,000, many homeowners take great pains to ensure that all cosmetic and structural repairs are attended to. However, the truth is that many expensive repairs could be avoided by simply sticking to a routine maintenance schedule. Routinely checking your home for emerging problems will prevent larger, more expensive problems that leave homeowners scrambling for a quick repairrather than a cost-effective one. Clearly, regular home maintenance is something you cant afford to ignore.

When to Inspect

Spring is a good time to begin assessing your home for any damage or repairs that need attending to. A good rule of thumb is to check your home at the same time you change your fire alarm batteriesat the beginning (spring) and end (fall) of daylight savings time. Doing so will ensure that minor repairs dont turn into major expenses. Some components of your home may require less-frequent monitoring (foundation), and some may require more (changing the furnace filter). However, taking a walkthrough of your home twice yearly is a good rule of thumb to begin with.

If you feel unqualified to asses every crack and unidentified water leak in your home, feel free to hire a handy man. No matter what your plans, the following items are a good place to start when evaluating the condition of your home:

Exterior Items

  • Chimneys:
    Check chimneys for loose or deteriorating bricks or mortar. Make sure that metal chimneys are rust-free. A white, salty buildup on the chimney (efflorescence), indicates moisture build-up, and should be checked out by a professional. Its a good idea to have your chimneys professionally cleaned and inspected on an annual basis, in addition to you own visual assessments.
  • Roofs:
    Have a leak inside the house? Chances are its your roof. Beyond that, look for chipped or missing shingles, or shingles that may be rubbed away by hanging tree limbs. Take this chance to trim trees up away from the shingles. Also make sure to check flashings, soffits, fascia, and any wood trim that comes in contact with the roof for rotting or peeling paint. Touch up and repair as needed.
  • Gutters and Downspouts:
    Clean out your gutters and downspouts twice a year to ensure that no leakage or damage occurs. In addition, you may want to place screens over your gutters (available at home improvement stores) to prevent leaves and debris from entering the gutter system. Check for any places that they may be pulling away from the house or leaking. If paint is deteriorating, now is a good time to touch up.
  • Exterior Walls and Foundation:
    Check for any cracks, deterioration, or peeling paint. If foundation cracking is excessive, call for a professional assessment. Otherwise, you can patch it yourself with mortar patch (which can be piped in with a caulk gun).
  • Soil Grading:
    Does water seem to settle around the houserather than drain away? Check to make sure that the soil slopes away from the house (1 inch per 6 feet is recommended). If it doesnt, simply backfill with some topsoil until you reach the desired effect.
  • Doors and Windows:
    Look for peeling or cracked caulk and weather stripping. These can easily be purchased at any home improvement store and repaired in a small amount of time. Clean out window wells and check that windows and doors open, shut, and lock properly.
  • Porches, Decks, and Patios:
    Sealing your wooden porches and decks on an annual basis will help prevent against rotting and deterioration. Secure any wobbly rails or steps, and replace or treat any rotting or deteriorating wood. Check patios for cracks or settling, and repair as necessary.
  • Driveways and Sidewalks:
    Check for cracking, and fill with concrete-patch as needed. Taking this time to seal your concrete areas will help prevent any further cracking and deterioration.
  • Attics and Crawlspaces:
    Inspect attics and crawlspaces for any signs of water leakage, and repair as necessary. In addition, look for mildew, rot, and fungus growth. Repair any loose or damaged insulation, and check that attic vents are functioning properly. Look for any signs of vermin, and treat as necessary by placing bait or trapsor hiring a professional exterminator.

    Electrical

    Do you have outlets that are loose? Now is the time to have them replacedeither by an electrician or yourself. Check your main breaker panel for any signs of deterioration. Turn breakers on and off to make sure all are functioning properly, and check all fuses. Do you smell something burning? Call a professional. Also, take this time to check the ground fault circuit interrupters (usually around sinks and other water elements) to ensure they function properly.

    Heating and Air Conditioning

    Does your heating and air conditioning run non-stop? Now is the time to have it checked out. Having your air ducts cleaned by a professional will help your unit run more efficiently. Check the coils on the air conditioning unit for any bent or misshapen areas. Clear debris out of the fan blades before using.

    Plumbing

    Check outdoor faucets and supply lines for any signs of leakage. If you have a septic tank, take notice of any foul odors or signs of seepage in the yard. If you havent had your tank emptied yet, do so now.

    Take time to repair leaky faucets and caulk bathroom fixtures. Check toilets for any signs of leakageeither from the tank or around the base. Check sump pumps to ensure proper function, and test the pressure relief valve on your water heater to ensure that it hasnt seized up.

    Interior Items

  • Walls:
    Look for any signs of mildew or water damage (yellow stains are usually a sign of water damage). Patch holes and cracks in the drywall, and touch up paint as necessary. Monitor any significant cracks, as these could be a sign of foundation problems.
  • Ceilings:
    As with walls, take note of any mildew or water stains, and repair as needed. Look for drooping ceilings, and locate the cause to ensure proper repairs. Monitor and repair cracks.
  • Doors and Windows:
    Open, close, and lock (where applicable) all doors and windows to ensure proper functioning. Replace weathered caulk around windows and check for any signs of moisture infiltration (particularly in storm windows). Broken or loose knobs, latches, or handles should be repaired now.

    Supercharge Your Water Heater

    Have you ever had to stand shivering in the cold morning air waiting for hot water with your arm outstretched, fingers extended into the cold stream of water. It seems to take forever for the water to get hot. Speed up your hot water with a hot water circulating system.

    Traditionally, if you had a hot water circulating system, it meant that you had a hot water pipe that ran in a big loop from the outlet of the water heater to each fixture one after the other, and then back to the inlet of the water heater through a small pump. By continuously pumping water through the loop you have instant hot water at every fixture.

    This is very convenient. Hotels and motels have hot water circulating systems; otherwise it could take hours to get hot water with such long pipes as they have.

    However, instant hot water is also very expensive. Not only do you have to pay for the energy to run the pump continuously for long periods of time or even full time, but you also have to pay for the heat energy being radiated into the environment from that big loop of hot water piping. The cost of heating the water is considerably more than the cost to run the pump.

    There are a number of manufacturers producing hot water circulating systems that utilize the cold water line as the hot water return line.

    Some of these pumping systems use small pumps that pump water very slowly, and are temperature controlled. The pump turns on when the water temperature drops below a set point, and then shuts off when the water temperature in the pipe reaches another set point. This keeps the water your entire piping system full of luke-warm water. The water is warmer near the water heater and colder the further you get from the water heater, but it is tepid through out the piping system.

    Most folks don't really want the cold water pipe full of warm or tepid water. You don't get "Instant Hot Water" as the manufacturers claim. I think they should be honest and call them "Instant Tepid Water Systems". The Lang Auto-Circ and The Grundfos Comfort System are two such systems, and the Hot Water Lobster is another. The Hot Water Lobster doesn't have a pump, but relies on the fact that hot water rises, and the Lobster valve has to be substantially higher than the water heater for the system to work.

    Unfortunately these systems consume much more energy since you are heating that big loop of piping and return line and its surroundings. The cost of the energy will far outweigh any monetary savings from the water conservation aspect.

    Another class of systems that use the cold water line as the return line is the "Hot Water Demand Systems". These systems only pump the water to the fixture when hot water is "demanded" by the user. The pumping costs are small; typically demand systems use less than $2.00 per year in electricity costs. This is because they run for such a brief time, typically less than 1 minute per use.

    When the user turns on the pump it runs until hot water reaches the fixture and then the pump automatically shuts off. The cold water line does not end up full of warm water.

    With the demand system the energy consumed is no more than if the user just ran the tap as normal. Hot water is not being circulated. And since the hot water is not being circulated it does not affect the life of your tankless water heater or the warranty.

    The water is pumped more quickly than if you ran the faucet full throttle. You save time, water, energy, and money!

    There are at least three manufacturers of demand systems, Metlund, RedyTemp, and Chilipepper. The Chilipepper will run any tankless water heater. Some models of the Metlund system will run tankless water heaters, and some won't, so be sure to inquire before you make a purchase. The RedyTemp will not work with a tankless water heater.

    Choose the type of system that best suits your needs and enjoy the added convenience of quick hot water while being kind to the planet.

    Home Pest Control - Do the Math!

    Recently I decided to remodel my bathroom. Since I am in the service sector, I had enough sense to get someone in who knows how to do such a thing. Now we all know someone who politely bragged about doing something themselves, but let us be honest, if you do not know what you are doing when it comes to anything that you do, you could be spending more than you need to, and endangering yourself!

    When it comes to pest control in your home or business, this is no exception. I really do feel bad for the do-it-yourselfers. One can spend a fortune in pest control products, not even knowing how to use the stuff, and expose every living thing within miles to hazardous chemicals.

    The amount that one spends for jugs of insecticide that never gets used, doesn't include the time it takes to apply it correctly, and regularly. Not to mention that most people still have the pest due to improper usage of the product, or infrequent usage of the product. Basically, you are wasting your money, either by misusing or not using it when you should. And did we mention the gas you used to drive to the store...I know you were going there anyway, right? Okay, well let us talk about pest control personnel.

    When you see a pest control technician drive down the road, you can be assured of two things: First, in most states, he or she had better be licensed or they are in trouble. Secondly, he has better products than you can get at the hardware store. Notice, I did not say "stronger stuff". The myth in pest control is that, "If a little works good, more will work better." This is not true very often; fact is, today we have products that work poorly if the product is used against label recommendations. In either case, the pest control industry makes sure that we have superior products, some of which would be dangerous without proper training.

    I don't know how many folks have confessed to me over the years about misusing pesticides, but it is outstanding. I guess they figure I am the one who you tell your pest control battle stories to, since it would be perceived to be weird if you struck up a conversion with a friend about your toxic experience. But joking aside, pesticide exposure is much higher in non-professional applications, as one might expect. For this reason, I am being told that some rodenticides will be coming off of the OTC market. Surprising? Not to us in the pest control industry--we hear the horror stories.

    Now before you try the phony plug-in "chase them away" electronic devices which repeatedly get shut down by the Federal Trade Commission, make sure you do some reading. These devices are not worth our time. When I enter a home that has one, I marvel that I am there in the first place. If this electronic gadget is working, why are they calling me? It amazes me even more when roaches make nests behind the devices, kind of like adding "insult to injury".

    Well, when you read my title "Home Pest Control: Do the Math", I am sure that I lead you to believe that I was talking solely about the money comparison between paying a professional vs. doing the job yourself. I cannot prove it, but I bet if you add up all the damage by termites that continued after a do-it-yourselfer tried, along with overusage, doctor's fees, and clean-up expenses from misapplications, it would be less expensive on average to homeowners to use a licensed pest control applicator. However, if you do choose to purchase a pesticide concentrate to use yourself, please remember to read the label, figure out how much will be needed for mixing, and then mix only after doing the math!

    Remodeling Your Home In Carlsbad

    What you are thinking about remodeling your house and you live in Carlsbad. Let me give you some advice about some local contractors and some of the people involved. I used a company called Service Magic to find a local heating and air conditioning contractor. All I had to do was go on the internet , type in some information about my self and what I wanted to have done to my home. This didn't seem that bad of a idea at the time. But look what I found out.

    I went to their web site, filled in my information and with in minutes I had received the names of at least 4 contractors. Wow this is neat. I didn't even get to start calling any of them when my phone rang. It was one of the contractors secretaries. She introduced herself and asked what would be a good time for someone to come out to look at the work I wanted done.

    I was surprised at the speed things were taking place but in a way glad that I had a reputable contractor from one of the largest construction referral services on the internet. I told her 10:00 would be fine. I got a call shortly after that from one of the other companies. He wanted to meet me that mourning at 8:00 if it was Ok with me. I told him of course, let's do this. Then the next one called and I thought great you can come at 1:00. Well you guessed it the next one was coming over at 2:30.

    The first contractor showed up as scheduled at 8:00. We talked about what I wanted done and he whips out his note book and starts figuring out a price. This took place around 15 minutes into the meeting. This guys good I thought. Being a General Contractor in Carlsbad myself, for a job like this I would go back to my office and figure out a price and then double check my figures for a accurate estimate. It took this guy less than 5 minutes to create a proposal of around 10,700 dollars for every thing.

    Well I was thinking to myself, the job should be around 7,000 dollars but what do I know about construction. I informed him that I would think about it and that I was going to meet with a couple of other contractors that day. He ask me who the other contractors were. I proceeded to tell him that I probably shouldn't tell him who they were. Well your not going to believe this. He put on his physic hat and told me who was coming over. The only thing he didn't know was what time they where coming over.

    Oh I forgot to mention before he left he told me he would knock ten percent off the job if I signed the contract right now. I pretended like I was excited just to see his reaction. He looked at me like he had won the gold metal in sales. I told him thanks but I bet your new offer with the ten percent discount will be good for the next few day. Right I asked. He wasn't looking that excited any more as he replied with a Yes it will be good for a while. I thanked him and he went on his way.

    My 10:00 never showed but his secretary gave me the old, " He had to go do a emergency job and could he reschedule tomorrow at the same time. I said that would be fine. As a contractor myself I have always put the work I had to do first and foremost.

    About 12:30 I get a call from my next heating and air conditioning contractor. He is running late but will be there at 1:30. I appreciate the call and I will see you then. The only problem now is that I have another contractor coming at 2:30. That give the next contractor less than one hour before the next guy shows up. I never liked going over to someone's house and running into another remodeling contractor.

    The next contractor was very informative and knew his stuff. I listened and learned. He told me he was going to have to go back to his office and would have a price back in the mourning. Great I told him as I hurried him out the door.

    The last contractor of the day shows up and wants to know whose been over to the house, was it these guys or those guys. I told him I wasn't going to tell him who was over. Now this guy was a salesman. He did a little more probing before he let me in on the fact that his company doesn't do complete home installations. He made up some story that his company only replaces the forced air units. I could tell he didn't want to do the job once he found out I knew what I was talking about. So I said my good byes to Mr. Salesman.

    The bad part about him was latter on that week his company sent us some mailers. The kind that doesn't have your name on it and everyone in the neighborhood get's one. I couldn't believe my eyes when I started to read this letter. It said we would be glad to give you an estimate on all your heating and air conditioning needs or services. " We Do Complete Installs". I told my wife we could have used this a few weeks ago. Then I recognized the name of the company and now knew that the salesman had lied to me for sure.

    That night I started to think about what was going on here it seemed like I was being set up. Everyone knew what was going on but me. It seemed clear to me that these people knew each other.

    Well as time went on we ended up hiring the first guy that came over. He seemed to have the best product at the most reasonable price. His company also did a great job. Keep one thing in mind here out of five contractors that I gave the opportunity to bid the job. Only three showed up and from them I only got two bids. Why didn't I get more bids? Quite frankly I was to busy working at the time and of course the other two guys were always going to show up and that kind of strung me along. My mistake.

    Here's the kicker to all of this. Service Magic calls me up one day to tell me they would like to start sending me construction leads as a General Contractor.

    I listened to what they had to say and was almost ready to sign up with them again. That's right, I was signed up with them when they first started until they changed the rules on me. The salesman that originally contacted me said if I paid them the 100 dollar sign up fee they would let me pick what jobs I wanted to do. That lasted about 5 months before I noticed that they were not sending me siding referrals to pick from. I called them up only to talk to someone who didn't understand the State Of California Contractors Licensing Board.

    Well I wasn't about to reinvent the wheel. I simply told them that I should a least get my money back, right. They said they would look into it further as I never heard from them again about my 100 dollars. Well things have changed at Service Magic since I was with them when they started.
    As a home owner you don't think you are paying Service Magic because all you do is fill out a simple form giving some information about yourself.

    I found out that Service Magic sent all four of these contractors my original information. Each contractor then had to pay 55 dollars each to Service Magic for a total of 220 dollars. All I have to say is how are they getting away with charging this much money for sending a out a simple referral to these contractors.

    The contractor unfortunately passes this expense on to his customers. You as the home owners end up paying these fees as a cost of doing business with them. Some contractors think this is a great way of doing business but you might think differently in the future if you start paying over 100 dollars for a simple construction referral.

    Bathroom Remodeling Plans - Your Project's First Step Towards Success or Failure

    Bathroom Contractor Safety - Remodeling Contractors

    This article isn't about contractors using the bathrooms safely, it's about contractors working on someone's house, remodeling a bathroom. When working on any part of the home, a contractor and his workers should think and work safely on any project, but working in a bathroom with more than one person can become a contractors safety nightmare.

    I was working in a kitchen one time, with 11 workers. I finally couldn't take it anymore and left the job. This did not make the general contractor very happy but it saved me from getting into a fight with one of the other workers. Whenever you're working in a confined area like a kitchen, bathroom, crawlspace or attic, safety is going to be a priority and should not be overlooked, because someone else wants to get the job done two days sooner.

    Most accidents happen working in confined areas because of poor time management or someone else is in a hurry. Whenever you start to speed the destruction or assembling of any part in the house, you're increasing the risk of an accident. Most accidents happen from people in a hurry or poor planning.

    As a bathroom remodeling contractor, you should plan properly and only use the minimum amount of people necessary to work in confined areas. If you are tiling the bath tub surround, one to two people is more than enough. If you're tearing the bathroom apart, during the demolition process, a maximum of three people should be used. During the demolition process, make sure your workers are thinking safely and clearly. Ripping a large piece of plaster off of the wall, that has wall anchors in it could grab a hold of something like an electrical wire or plumbing pipe. The summer heat gets to be unbearable and the weekends are for heading out of town and up to the cool country. There are many other places in the country that this phenomenon is true as well.     Eco Friendly Houses - What Is A Green Building?

    What is a green building and why should you care? Why are people building efficient green homes? What is the number one reason for the increased demand for eco friendly houses? The answers may surprise you!

    What is a Green Building? A green building (the noun) is a building that has been specifically designed to save energy, promote healthy indoor air and have much less impact on the environment.

    Green building (the verb) is mainly a construction term used to describe whole house system design and techniques that use eco friendly, or green building, materials and components.

In fact, a full 42% of those surveyed replied that health was the number one reason to build a green home. Only 17% said they would be motivated by energy savings, and only 12% for the environment!

    What do eco friendly houses have to do with health? According to the U.S. Environmental Protection Agency (EPA), the list below contains just some of the things that may be causing your family health problems inside your home:

    Radon, Environmental Tobacco Smoke, Biologicals, Carbon Monoxide, Nitrogen Dioxide, Organic Gases, Respirable Particles, Formaldehyde, Pesticides, Asbestos, Lead, and Chlorine.

    In fact, the EPA estimates that the pollution levels inside your home could be 3-70 times the outdoor pollution levels in major cities - yuk!

    Putting God on Trial

    I was listening to something interesting the other day when someone mentioned putting God on trial for some of the atrocities in the world. If God is the creator of the universe and all that is, or all that ever will be, how can we put him on trial, he's our creator. We can't put our spiritual master on trial can we, he'll just escape anyway if we convict him, won't he. He's got to be smart enough to break out a prison.

    As a child I often thought about God and why he would allow such suffering throughout the world. It never made sense to me when I was child and it still doesn't make sense to me today. Why would the creator, want us to suffer, with even the littlest of problems. Other religions have explained it as if God was teaching us a lesson and that's why we have hardships in our lives.

    Do you think God ever went through these hardships? Did God have problems finding a job or gathering some food? Does God even eat? Okay now I'm getting off the topic here,(I wonder what God does eat)... if children do something wrong, most of the time their parents will discipline or correct them. If adults to things wrong, the government will discipline and reprimand them. Sometimes these punishments can be severe. It depends on the crimes committed.

    If man has to be put on trial for committing crimes like murder, genocide, and general atrocities towards mankind, should God also be put on trial or is he above man because he's God. I can't imagine the creator of the universe ever being put on trial for man's crimes against humanity or other men, but it seems like someone who is all powerful and all knowing could help his children out of this little mess that we're in today.

    Couldn't God help us like we help our children. We as parents might not have all the answers, but we do not claim to have them. We are not all powerful and all knowing, like we would assume God to be. When is God going to help us solve some of our major world problems, like genocide and starvation.

    Putting God on trial might not solve all of our problems today but it would be nice to have some help with our problems. If he created us to please him, do we have to go on trial one day, for all the things we did or ignored while we were alive. Something to think about isn't it.

    Laminate Ceiling and Wall Planks, Are They the Next Best Thing?

    Laminate isn't just for floors anymore. Some manufacturers of laminate flooring have expanded their lines to include laminates for ceilings and walls. The technology used in the ceiling and wall planks is the same as the flooring planks. The ceiling planks are not as thick as flooring, but because it's not abused like floors, it's not needed.

    The attachment of laminate to ceilings and walls is accomplished by using special clips to allow for the movement of the laminate planks. The expansion and contraction of laminate is minimal at best. The light weight of laminate makes it very easy for one person to accomplish an installation.

    How to Clean Your Bathroom

    1. Windows and Mirrors

    The first thing people see when they enter the bathroom are the walls and the mirrors. It is important to keep them clean and aesthetically pleasing, so you must be sure to clean them properly.

    The best thing to do is to scrape the walls and mirrors of every bit of dirt and grime. Fill a spray bottle with 1/3 cup of white vinegar and 1/4 cup of rubbing alcohol; you can also add 1 tablespoon of automatic dishwashing detergent. Spray evenly and scrub along the walls and mirrors. The alcohol and dishwashing detergent should leave the surfaces clean and fresh.

    2. Tubs and Shower Stalls

    No one wants to get into a dirty bath tub. How can a grimy, dirty bath tub get you clean? The best thing to do is to scrub your tub and shower stall to make it clean and inviting.

    Tap water contains a chemical called alkaline, which leaves spots on shower walls and glass doors. As any housekeeper knows, this isn't good for your bathroom. Put some car wax on a sponge and use it to scrub where the grime tend to build up. Glass is a porous material and the wax is used to seal these pores so the alkaline doesn't get into them.

    3. Toilets

    You can have a bathroom without a shower stall, a sink, a bath tub or even a window to circulate the air, but you can't have a bathroom without a toilet. The septic nature of the toilet leaves housekeepers wanting more effective ways to keep toilets spot-free from the alkaline in tap water.

    To get rid of the stains, the best thing to do is to pour vinegar into the toilet at least once a month. Don't overdo it unless you want to end up with a ruined toilet. This should eliminate the problem and it keeps the toilet clean and fresh.

    4. Sinks

    The sink is where most of the dirt, except what goes into the toilet, ends up getting washed down the drain. It goes without saying that, if anything, the sink requires regular cleaning. Like the shower walls and the toilet, alkaline in tap water tends to mess up the sink surface with spots and ring marks. The best cleaners use common items in the kitchen like vinegar and baking soda.

    Pour baking soda and them some white vinegar down the drain. Wait for an hour and then follow this up with warm water. This ought to fizzle away most of the deposits in the sink. This also works for kitchen drains, showers and bath tubs.

    5. Faucets

    The best thing to do with faucets is to get rid of the alkaline build up around them and in the drain areas. Soak a paper towel in white vinegar and wrap it around the faucet. Then plug the drain and pour half a cup of white vinegar into the sink, and wait. It takes time for the vinegar to dissolve the deposits but soon your sink will look good as new.

    Foundation Repair Choices

    This day and age homeowners have many choices when faced with a structural foundation problem. The choices include helical piles, push piers, helical tie-back anchors and plate anchors. Each one of these solutions should only be implemented under the supervision of a qualified engineer and foundation repair contractor. Foundation repair is not a do-it-yourself home improvement project. Intimate knowledge of structures, soils and available products are necessary requirements before repair design can be implemented.

    Homeowners must educate themselves to keep ignorant or slick talking salespeople from selling them a bill of goods. Many times the salesman does not represent all of the products that your structure may need to completely solve your foundation repair needs. If he only does waterproofing he will, at best, only slow down or prevent further problems. If he is only a pier guy, he may not have the knowledge of what caused the problem (i.e. water). This is why contacting a qualified foundation engineer is a form of checks and balances to allow for the best possible solution.

    Foundation engineers will give you a written assessment of your structure including a recommended procedure to solve your homes issues. Unlimited lifting capability is offered in continuous lift systems. These lifts should only be performed with a manifolded hydraulic system using single or double acting hydraulic cylinders.

    Steel push piers are best suited to any structural problem that requires a large lift. No other system is as suited for these large lifts. Due to the fact that these resistance piers are an end bearing pier, thus developing their support from solid contact on a load bearing stratum. Continuous lift type steel piers are the best of the steel resistance piers due to the fact that they can support and lift a structure to unlimited heights.

    Helical piers are an ideal choice when you are supporting or lifting a light structure. They are the ideal choice for light structures due to the fact that they do not need the structures weight to advance into the soil. Helical anchors are screwed in the soil with a hydraulic torque motor as opposed to be pressed into the soil like steel push piers. Like the resistance piers you should only lift the structure with a manifolded hydraulic system using single or double acting hydraulic cylinders.

    Helical piers consist of a shaft fabricated from either solid square steel bar or tubular steel. Welded to the shaft are one or more helical plates. Typically the plate diameters increase from the bottom of the shaft upward and vary in thickness from 3/8" to ". The torque required to install the anchor correlates to their capacity. When used to support or lift light weight structures, helical piers are an excellent choice, due to their many benefits. These benefits include the ability to be quickly installed with little or no disturbance to the site and soil removal is unnecessary, they don't require a reaction force and are extremely versatile in their applications.

    While steel resistance piers and helical torque anchors are excellent choices for supporting sinking foundation elements, helical tie-back anchors and plate anchors are just as able to support or straighten concrete or block walls. When a basement wall or retaining wall bows inward one must resist this inward movement to maintain the integrity of the structure. If such a system is not installed catastrophic consequences are forthcoming.

    Tie-back anchors and plate anchors resist the lateral soil and water forces exerted on basement and retaining walls. While both systems have different advantages they both provide the same function. They use the surrounding stable soils to resist the pressures of unstable consolidating soils near the foundation.

    While one or more of these systems my be needed to fix your foundation problem, understanding each method is the key to determining the solution that best fits your situation. The hiring of a foundation engineer is the most effective method of making this determination.

    Humana Building of Louisville - One of the 10 Best Buildings of the 1980's

    One of the memorable visits we made when in the US in 2006 was to an important landmark in the face of downtown Louisville, the Humana Building, a skyscraper located at 500 West Main Street. This towering 27-story structure is headquarters of the Humana Corporation now one of the leading companies in the US offering affordable and flexible health-care plans to millions.

    This large, prosperous corporation in seeking to build a headquarter structure that would stand as an eloquent statement against the prevailing conventional, modernist corporate architecture, sponsored an architectural competition from which to determine the best design. Michael Graves the famous New Jersey architect, emerged as the selected architect from a competitive pool of some of the most famous architects.. Scale models of those designs are shown on display in a vestibule located directly above the Main Street entrance of the building

    The Humana Building is the largest and most ambitious work so far of an architect whose career has taken off with astonishing speed. Amongst his works are: the Portland Building in Portland, Oregon., the San Juan Capistrano Library in southern California, the new museum for Emory University in Atlanta and the expansion for the Whitney Museum of American Art in New York.

    The construction of the Humana Building which began in October 1982 was completed in May 1985. Occupying an area of 588,400 square feet it has been built to accommodate 1,650 persons at an approximate cost of 60 Million dollars. It is one of Graves' best known projects. For, in addition to receiving The American Institute of Architects National Honor Award in 1987 TIME Magazine listed it as one of the 10 best buildings of the 1980's. It is also widely recognized as one of the most distinctive skyscrapers in America, as well as a textbook example of Post-modernism. It is a richly colored composition made up of abstract, highly personal variations on classical forms, a kind of collage of modernist and classical elements, put together in a way that is like none of its influences but establishing its unique post-modernist identity.

    Graves in designing the building wanted it to fit within the context of downtown Louisville, taking cues from the Ohio River, its bridges, and the 19th-century streetscape and skyline of Main Street. It is pleasantly amazing how neatly this building harmonizes with the streetscape and skyline of Louisville. " This is a tower built to sit on a city street, not behind an empty plaza, and it relates easily to its neighbors.".It is indeed a great accomplishment fitting it so well to the other structures which are mostly three- and four-story 19th-century commercial structures, many of cast iron, Louisville's real architectural treasure. "A full block of these old buildings sits along Main Street just west of Humana, and the base of the new tower joins them as neatly and gracefully as any tall building has ever met a group of smaller ones.The small old buildings and the large new one meet comfortably, the new one never in direct imitation of the old, but its shapes, colors and details set in careful accommodation. The mutually supportive relationship these buildings have stands in stunning contrast to the way in which the immense, mute tower of black glass that sits on Main Street on the other side of Humana relates to its neighbors. That cold box, utterly aloof from all that is around it, is an anti-urban legacy of Louisville's last architectural generation. Humana is a response to all that that building stands for, and it cannot but be a civilizing presence in Louisville." Materials used on it are expensive--pink granite for most of the surface, with several other polished granites. .

    Each side of the building is designed slightly differently, up to a sloping pyramid style for the upper few floors. Like many post modern skyscrapers, it uses the classically-based tripartite division with a strong sense of a base.--the 8 story loggia extending in front of the office structure, a shaft, and a top.at the same level as the height of the nearby structures. This eight-story base of flat pink granite has an open arcade, of square, deep red granite columns occupying the first several floors. Above the base, but set back considerably from it, rises the main slab of the tower, sheathed in pink granite and punctuated by relatively small, square windows, with a shaft of solid glass running up the center. Rising further up, the square windows give way to a large expanse of glass for several floors. A huge metal truss, projecting out of the building supports a huge, curving loggia, a kind of flying balcony at the top of the building. This large, curved portion towards the top of the building is an open-air observation deck with. the outermost point of the circle providing space for a few people at a time surrounded by glass, to have a spectacular view of the Ohio River and down Main Street. Grave's inspiration for this curved balcony came from a Victorian engraving of a family admiring the Ohio River from an old water tower. Above the loggia, the top of the building slants inward as a kind of gabled crown.This ziggurat--or notched gable-is -topped by a curved roof. The main points of interest in the building include this loggia, the waterfall, the lobby, the Rotunda, the Mezzanine and the 25th floor.

    The Loggia has a 50-foot waterfall as an architectural gesture to the Ohio River a reminder of the city of Louisville's origins at the fall of the Ohio more than 200 years ago. The open-air front portion of the loggia contains a large fountain. The loggia's columns are clad in pink and green granite and are decorated with gold-leaf colour.

    The entrance is set in a curved wall with waterfall fountains on both sides. This curved six-section water dam or water fall is an architectural gesture to the nearby Ohio River .Giant columns surround the entry area.50 feet down the granite pilasters on opposite sides of the main entrance. Eight vertical fountains in front of the pillars complement the waterfall. The front of the building features an outdoor atrium with a skylight high above the main entrance

    The lobby, built of granite of different colors from different parts of the world is like the loggia a public space designed to welcome visitors. First there are white and grey granite from Italy and black marble from France. These are beautifully detailed, richly colored and combined deftly enough to provide visual variety at no cost to overall coherence with a calm, and self-assured hand. The lobby is reached from Main Street through a 450 pound weight bronze entrance door which is itself another valued feature.

    The Rotunda, a classical architectural structure, is another point of interest in the building. Also on the first floor, access to it is gained through the lobby or through the Fifth street entrance. The rotunda features the building's directory, an information desk and two striking and original Roman marble statues sculpted approximately 1,970 years ago. The one nearest to the information desk is titled "Roman Statue of the Goddess Fortuna." The second is called "Roman Statue of a Goddess" Marbles flank the vestibule at the Main Street entrance leading to the other point of interest in the building, the Mezzanine to the south of which you will discover a seated statue which is claimed to be an 1,800 year old marble from the Roman Empire.

    The 25th floor features the sun room in the faade of the building. Each floor has its own glass-enclosed, curved-fronted sun-room facing south serving as an employees' lounge. The large pyramid-like shaped ending of the terrace represent the dam at the Fall of the Ohio. This could be easily accessed from the reception hall. The terrace on the faade is supported by a steel gridwork truss as an architectural symbol of the many metal truss bridges spanning the Ohio.just beside the building's site. The bruised steel sculpture in the reception hall is entitled "Constructed Head 2" and is said to have been done by a Russian-born artist Naum Gabo in 1918

    The building also has much deft use of space. The superb public space at the base and the great, columned arcade are most exciting. Its square columns are articulated in gold-leaf fluting, and the space has a gentle curve to it to accommodate a waterfall and fountain on either side of the main entrance There are well measured sequences between all the spaces. The front door leads to a small vestibule, which in turn opens to a large, roughly square lobby; that leads on to a rotunda, and only after the rotunda come the elevator lobbies. But the sequence is clear, and the movement direct and simple. And the large, three-story-tall lobby, surrounded by a second-floor arcade of its own, provides welcome breathing space and freedom.

    On the whole as Paul Goldberger appreciates it in The New York Times:

    It is a compelling form - exerting a powerful visual attraction. Humana is a warm and inviting building. It is both serious and visually alive. It is neither a deadly bore nor frivolous. It is neither boring nor silly -it is at once a building of great dignity and a building of great energy and passion.

    Not far from this building are other structures owned and occupied by Humana: the Waterside Building at 1st and Main, and the Riverview Square at 2nd and Main Streets. Humana which leases space in three downtown buildings-National City in the 400 block of Main Street, the 515 Building on Market Street, and the ISB Building on Magazine Street has plans to lease more space in the Waterfront Plaza East Tower in the 300 block of Main Street.

    Humana recently undertook the historic preservation of a city block of several 19th Century buildings located besides this headquarter building. It is working with preservation experts to ensure that the historic integrity of the block is maintained. With more than 8,500 employees in downtown Louisville Humana justifiably so aggressively pursues its dream of not only altering the face of downtown Louisville but also to reattract habitation and provide accomodation for its growing staff nearby. It has remained committed to and involved in improving the quality of life in various cities, just as they're committed to improving the health of their plan members. Excited about bringing all of their Jacksonville employees together in a premier downtown location, giving them great potential for continued growth,Humana purchased the largely vacant Jacksonville Center in April 1998 for $32 million with plans to renovate and relocate its then-1,200 employees scattered throughout the city in seven buildings. The employees comprise one of Humana's four major regional service centers, handling claims processing and customer service functions for the company's southeastern-U.S. members, as well as the company's Jacksonville health plan administrative and sales staffs.So in effect the Humana building is just the hurb around which spins the multifarous interests and involvements of Humana in health care, insurance, art collection, performing arts, charity, the creation of a vast expanse of parks and the endowment of sterling efforts amongst Americans especially.

    Arthur Edgar E. Smith was born, grew up and was schooled in Freetown, Sierra Leone. He has taught English since 1977 at Prince of Wales School and, Milton Margai College of Education. He is now a Senior Lecturer at Fourah Bay College where he has been lecturing English, Literature, as well as Creative Writing for the past seven years.

    Mr Smith is widely published with his writings appearing in local newspapers as well as in West Africa Magazine, Index on Censorship, Focus on Library and Information Work amongst others.
