Redesign Your Home Into Your Dream Home

What could you do with $150,000? You could buy a small, modest home in some communities. You could sell your home and move to a larger home. Or you could redesign and personalize your current home so that, although it will appear average on the outside, looking undistinguished from the neighbours, there is absolutely nothing average about the interior once the work is complete.

Exactly what sort of project are we talking about? Interior renovations and redesign with minimal, if any, work being done to the exterior of the home. Most often such a project will include all the areas that make up the entertaining zones of a house kitchen, dining room, living room, entry, hallway, and a powder room or washroom basically just the areas that guests would definitely see. Sometimes these projects also include the staircase, and depending on the scope of the space planning changes and original layout of the house, some slight modifications to the bedrooms may come about as well. More often than not, these projects involve structural work, plumbing, electrical, and tons of finishing work.

Usually when such a major project is undertaken, part of the purpose is to create a more open-concept space within the existing exterior walls. Although it is easy to presume that fewer walls equates to fewer costs, this is a major misconception when it comes to renovations, because there are many more issues that have to be addressed:

Chances are that at least one wall to be removed is currently load bearing (structural). The load will have to be temporarily supported until the new permanent structural elements are properly in place. A consultant (structural engineer or similar) should be involved.

In many municipalities, a permit is not required for a simple renovation, but the minute you start touching anything structural a permit becomes a mandatory acquisition and expense not to mention a potential delay if the application was not submitted early enough. Check with your municipality for specific details concerning timing, cost, necessity, and other pertinent information.

When you demolish a wall, you are left with a damaged area of flooring which usually necessitates replacing the entire floor. On occasion you can get away with installing a coordinating or contrasting inlay of another flooring material, but this tends to cost in labour alone what a whole new installed floor would cost.

Demolishing a wall also creates the need for repair on the ceiling and on any adjoining perpendicular walls. Although not an expensive fix, it is certainly costlier than just plastering a few nail holes or other imperfections.

Electrical wiring, outlets and light switches all have to be rewired and relocated.

Pipes, plumbing stacks, ventilation conduits, ducting, and the like, all have to be relocated to be concealed within floor/ceiling constructions and within walls that will remain.

As with any renovation project, labour accounts for approximately 30% of the total budget. Consultants fees (designers, engineers, etc.) and contingencies (unforeseen circumstances) are both higher for this scope of work than for a simple renovation project.

What motivates homeowners to go to this extreme with interior redesign and renovations? There is actually no typical homeowner profile for projects of this scale. Sometimes a house has been purchased inexpensively and putting a large amount of money into renovations would still be within the purchasers budget and not bring the total too far over the market value. Other times a family has lived in the home for many years, the mortgage is either paid off or now quite low, and they just cant imagine moving, so major renovations are the best solution to meet their changing needs. Sometimes such projects come about due to physical needs; major renovations are often required to make a home fully usable to someone in a wheelchair who wants to maintain their independence. It is also common that an older parent moves in with his/her adult child and their family in this case renovations would be done to facilitate both added privacy and improved family space. The reasoning behind investing so much into a home is completely based on personal and/or family-life lifestyles and dynamics, budget and finances, changing needs, a love of the home and its location, and so much more.

The implications of such a major redesign on a home vary as much as peoples reasons for taking on such projects in the first place. Depending on both the specifics of your project, and the community in which your home is located, the value of your home may increase by about as much as the budget of the project, or as little as about 25% of the value of the renovation. Property values could be discussed with a knowledgeable and experienced local real estate agent prior to commencing the project. It is important to remember which information the real estate agent can provide that is of value to you it is not in a real estate agents field of expertise to counsel you concerning wood species for cabinetry, and his/her personal opinions should be taken exactly as such. However, you will want to listen to his/her point-of-view concerning the benefits or negative implications of things such as creating a huge washroom vs. a walk-in closet for the master bedroom, or a home theater room vs. a larger kitchen with a cozier family room. But in the end, it is your needs from your home and space that should have the final word on how the project unfolds. Possible implications extend beyond resale value. Also on those lines though, are property taxes and ease of sell-ability. Even if you are increasing your homes value by $75,000, there is a chance that it will take longer to find the right buyer should you ever decide to sell it is sometimes a bit of a challenge to sell a home priced significantly higher than others in a neighbourhood, no matter the justification for the price.

One implication of large-scale redesign projects, which has to be taken into account during the design phase, is temperature control. Especially if you are opening-up the floor plan, you will want to keep in mind that the walls you have now play a role in stopping cold air from the front door from blowing straight through to the back of your home. In summer months, the walls prevent hot sunlight from reaching areas from all sides. How sound travels through your home will also be affected with fewer walls present. Your requirements from your kitchen ventilation might also have to be reevaluated. If you have any young children, or pets, you may find it more difficult to restrict them from certain areas (such as the kitchen when the oven is hot) without walls or doorways. At the same time though, you will have better visibility of your home from almost any given area. Communication with a family member from the next room will be effortless. The sense of isolation that often comes with being in the kitchen to prepare a meal will be a thing of the past.

With little effort, you can prepare a list pages-long of the pros and cons of open concept floor plans, and major redesign projects in general. Everyone you speak to will have strong opinions about your project, its goals, and the alternatives available to you. Keep in mind that others preferences do not affect how you and your family use your home; some of us function at our best with smaller but more numerous rooms, while others thrive in open space. The only way to ensure that a project of this scale will be all that you dream of and more, is to hire the proper professionals interior designers, engineers, general contractors, or others, early enough in the planning phases. Before committing yourself to a contract with anyone whom you will have to work closely with, make sure that the right chemistry exists between you your input and questions should be welcomed by them, and their responses and reactions to you should give you a sense of confidence.

Mahogany's Beauty and Durability Makes it Ideal For Deck Construction

A couple of years ago I had the chance to tour several newly constructed Adirondack homes. One of the areas that particularly stood out for me while touring these homes were the decks. All used Mahogany lumber for both the decking and the railing systems. The red color and the general beauty of the Mahogany wood was unique to anything I had ever seen before in decking material.

After completing my home tours I went out and researched Mahogany further. First, there are several species and colors of Mahogany, supplied by various countries around the world. Not all are the same, however. It is the species known as American Mahogany that has the rich red color that I had observed. American Mahogany comes from the West Indies, Mexico, and Central and South America. It is generally viewed as a harder wood that is extremely durable and resistance to moisture and insects. Also, because it is a hard wood it has a tenancy to not split, twist or check. So be sure to ask about the species, prior to buying Mahogany. Note however, Mahogany is a little more expensive than pressure treated decking and railing systems, however it is well worth it in terms of quality, looks and durability.

Since discovering and researching Mahogany, I have built two deck systems using this material. As I had indicated earlier, it is a hard material that as a result, requires a little more effort in its installation.

Fastening the Material

First, use stainless steel nails or screws on both the decking and railing systems, as other types will not penetrate this material very well. My preference was the stainless steel nails, however pre-drilling holes is mandatory if not using a nail gun. Even with stainless steel nails, they will bend trying to simply nail them into the wood. I found that with the stainless steel hex head screws that they chewed the wood going in and left somewhat of a ragged finish on the surface of the wood.

Second, when installing the decking material, I found it aesthetically most attractive to create a frame on the outside perimeter of the deck surface using long Mahogany boards. Once the outer frame is installed, the main Mahogany decking boards can be simply installed within this outer framework. The result is a cleaner line when viewed from a distance or standing on the deck itself.

Regarding the Railing system, screws and bolts should be used exclusively as the material use in this part of the deck is typically thicker and requires more rigidity.

Painting, Staining or Sealing

Mahogany takes paint and stain well, however I have preferred to apply a clear sealer. The clear sealer enables the natural red color of the Mahogany to shine through, while still providing a layer of protection from the environment. Typically I re-apply the clear sealer every year to continue to preserve the color. If you do not, the Mahogany will bleach out.

Why Choose Wood and How to Do it

Wood, as a durable material, does more good than just staying in our rainforests and providing homes for the animals in the wild. Wood provides lumber that is used for building homes and installation; hobbies such as sculpting and making furniture and a whole lot more. Techniques involving with woodworking as an art are carving, sawing, sanding, painting, laminating and finishing. So why choose wood? Lumber is readily available and it's a replaceable resource which can figure into plenty of resale value. This material never goes out of style. Some materials like vinyl may be pretty and are prominent on the market; however it is costly and lacks artistic detail. Using metal would mean having lack of strength causing it to dent, and in time it may rust.

Wood, as a choice, offers a sophisticated and personal look. Each section is as exclusive as ones fingerprints. Each variety has a diverse feel and a clear-cut personality. From an entirely aesthetic point of view, nothing matches the elegance and appeal that wood offers. Synthetic materials mimic wood, but they can only try. How can the quality, intensity and beauty be captured?

Unprocessed, untreated, natural or organic wood has massive ecological benefits against building materials that exist today. Wood is a hundred percent biodegradable, it functions as an excellent insulator, it is easier to process and uses a reduced amount of energy to manage than does steel, aluminum, concrete or plastic.

Many high class efficient construction techniques exist today. Conventionally, the use of wood framing isn't the most efficient in house production. Although it is undeniable that it has certain advantages. Constructing homes using wood is also inexpensive and cost-effective. What's more is that experienced contractors aren't difficult to find when building framed walls.

In choosing the right flooring for a house, would you rather choose carpet, tile or wood? What are the advantages of having carpet? Sure it is slip resistant, comes in beautiful colors, and has a nice feel on the toes. Carpet may be all that but it can cause allergies especially with children. Given its texture, it traps in bacteria, dust and mold. Tile is easy to clean, but it can have a cold feel when walking barefoot. Hardwood is pretty easy to maintain and can cut down the number of allergy causing particles inside the home. Stepping on to any flooring made out of wood will make you appreciate the welcoming tones and shades.

Using wood isn't the only thing there is. The most important part is how to choose the material carefully for the purpose of protecting it from termites and from rotting. Outdoor decks or those used for landscaping are mostly unprotected and are housed by termites and therefore will decay. There are types of woods that are naturally resistant. These types include the cedar, cyprus and redwood. Problems with pest infestation is the result of a wood with soil contact. Treated wood made of composite materials is advisable when constructing wooden decks or porches or anything that may come in contact with soil. There are lumbers that are pressure-treated and are very much resistant to termites, other insects and rotting. They are processed with a sequence of pressure cycles forcing the wood preservative deep into the pores of the wood, therefore developing a chemical barricade against insects and decay.

There is available treated wood that has been observed to be successful with its performance. Its durability depends on its location and its use. The use of treated wood is determined by the retention of the wood, or the quantity of wood preservative placed. The lowest retention property (0.15 plus water repellant) mostly are used for gazebos, fence boards, hand rails, trellises, and decks. Retention property of 0.25 is used for trim and fascia, framing, flooring and sill plates. A retention property of 0.40 is mostly used with deck fence posts, deck support posts, and landscaping. Lastly, retention property of 0.60 is used for making permanent wood foundation and building poles.

Repairing a Leaking Toilet

Let me explain how a toilet works. First when you go to flush the toilet a little arm pulls a rubber flapper up and lets the water drain into the toilet bowl. The water draining into the toilet bowl forces the old water out along with the number two or number one waste and extremities.

If the toilet sounds like it is running there is a good chance that the seal between the rubber flapper and the plastic rain at the bottom of the toilet is broken somehow. The sound you are hearing is water running around this ring and in to the toilet bowl.

This leak is actually causing no damage to the toilet itself but is wasting water. Hence the water bill will be a little higher if you don't fix the leaking toilet. The best way to find out if this is actually your problem is to take the toilet tank lid off. Then stick your hand down into the toilet bowl and press gently on the rubber flap.

If the water stops leaking or starts running faster this is your problem. Turn the water off to the toilet. There will be a shut off valve on the wall under your toilet bowl in the bathroom. After you turn the water off removed the plastic flap and examine it.

You will be looking for a warped toilet flap or of some sort or grooves on the flapper itself. Take the toilet flapper down to your local home improvement store and buy a new one. Go home and replace the new toilet flapper and this should solve 90% of your leaking toilet problems.

There is one more thing it could be. With the toilet tank lid off, check to see if water is overflowing into the little round plastic pipe. This plastic pipe should have a small hose running from the float valve assembly into it.

If the water is over flowing from the toilet tank into this little plastic pipe you will need to adjust the float.

First thing you will need to do is while the toilet is running lift up on the float lever arm. If the water stops you can simply bend the metal arm of the float lever. The purpose of bending the arm will force the float deeper into the water there for stopping the water from rising over the small tube in the center of your toilet.

There are few parts to a toilet and most parts can be purchased at your local hardware or home improvement centers. Toilet repairs like this can be made simple and the parts used to replace are inexpensive.

Stair Lighting Problems

Walking up and down the stairs in the dark could become a safety issue. If the stairs in the house are not that old, there should be a light switch at the top and a light switch at the bottom of the stairway. This is a three way switch and is designed to allow you to turn the stair lighting on as you walk up the stairs and then turn the stair lighting off, once you've safely reached the top of the stairway. Construction Contracts - Homeowner Tips

State laws are making it really tough on contractors by requiring specific disclosures and statements in their home improvement and construction contracts. The days of handshake agreements are over. Failure to include state-mandated disclosures or statements in a construction contract can result in fines, or make any construction contract null and void.

Many contractors are unaware of these state changes in the laws affecting contracts. Contractors typically run small businesses and put their emphasis on building to state codes rather than keeping track of legal changes required by state contract law. Many contractors still do business on a handshake or use a simple "boilerplate" one-size-fits-all contract that most-likely omits specific state requirements.

Some of the toughest states on construction contract requirements are Pennsylvania, Texas, New York, New Jersey, Florida, and California.

Pennsylvania requires a long list of disclosures to appear in a construction contract - such as start and finish dates, names and addresses of subs, insurance coverage and a phone number for Pennsylvania Bureau of Consumer Protection. Omit these disclosures and your construction contract is unenforceable in Pennsylvania. Some clauses that are commonly found in home improvement contracts can actually render the contract unenforceable. Failure to comply with the state requirements is a misdemeanor if the contract is for a small job under $2,000. But if the job is a larger job - for over $2,000, a violation is a felony.

Texas requires that contractors deliver a 2-page disclosure statement before the construction contract is signed. Texas Property Code requires a notice in contracts for building or remodeling a residential property that qualifies as a homestead. Forget this notice and you're liable for up to three times the actual damages plus attorney's fees. Arbitration clauses in Texas construction contracts have to be in 10-point bold type, or they're void.

New York requires a long list of specific disclosures in contracts for home improvement, home repair, and construction of custom homes contracts. Failure to comply brings a fine of $100 to $2,500.

New Jersey requires all home improvement contracts for more than $500 be in writing. Failure to comply can result in offering the property owner a full refund, or awarding three times any damages caused.

Florida requires a 3-day right to cancel in your contract or you're subject to a $1,000 fine. Omission of the construction industry recovery fund notice in a contract risks a $500 fine.

California requires specific disclosures in every contract. Omit the ones required by sections 7030, 7159 or 7164 of the Business and Professions Code and you may be explaining to the State License Board why your license shouldn't be pulled. If your contract doesn't have the disclosures required by the Code of Federal Regulations section 460, you may be subject to a $11,000 fine! At best, you have no right to collect.

How can contractors protect themselves? Large construction companies hire lawyers to write their contracts. Smaller home improvement contractors have to figure out for themselves what they have to include in their contracts to make sure that they're in compliance. A contract that doesn't have all the disclosures required and that doesn't meet all your state's requirements is like not having a contract at all. Not only are you at the mercy of your customer's goodwill, but you could be in trouble with the law.

Creating your own electricity and generating your own power has always been one of my dreams. Having a self sufficient home, not only a house that takes care of itself by generating its own electricity through windmills or solar panels but the satisfaction knowing that no matter what happens to the electrical companies you will always have electricity at your home.

What a wonderful feeling it would be to get a check back from the utility company instead of paying them every single month. I don't know about you but my utility bills are ridiculous and seemed to be going up in price constantly. I can't believe all the fees they have been charging for years to all of their customers. If you add all the fees for every person in the city or county this comes to a large, a very large number and it's getting worse not better.

Repairing a Leaking Toilet

Let me explain how a toilet works. First when you go to flush the toilet a little arm pulls a rubber flapper up and lets the water drain into the toilet bowl. The water draining into the toilet bowl forces the old water out along with the number two or number one waste and extremities.

If the toilet sounds like it is running there is a good chance that the seal between the rubber flapper and the plastic rain at the bottom of the toilet is broken somehow. The sound you are hearing is water running around this ring and in to the toilet bowl.

This leak is actually causing no damage to the toilet itself but is wasting water. Hence the water bill will be a little higher if you don't fix the leaking toilet. The best way to find out if this is actually your problem is to take the toilet tank lid off. Then stick your hand down into the toilet bowl and press gently on the rubber flap.

If the water stops leaking or starts running faster this is your problem. Turn the water off to the toilet. There will be a shut off valve on the wall under your toilet bowl in the bathroom. After you turn the water off removed the plastic flap and examine it.

You will be looking for a warped toilet flap or of some sort or grooves on the flapper itself. Take the toilet flapper down to your local home improvement store and buy a new one. Go home and replace the new toilet flapper and this should solve 90% of your leaking toilet problems.

There is one more thing it could be. With the toilet tank lid off, check to see if water is overflowing into the little round plastic pipe. This plastic pipe should have a small hose running from the float valve assembly into it.

If the water is over flowing from the toilet tank into this little plastic pipe you will need to adjust the float.

First thing you will need to do is while the toilet is running lift up on the float lever arm. If the water stops you can simply bend the metal arm of the float lever. The purpose of bending the arm will force the float deeper into the water there for stopping the water from rising over the small tube in the center of your toilet.

There are few parts to a toilet and most parts can be purchased at your local hardware or home improvement centers. Toilet repairs like this can be made simple and the parts used to replace are inexpensive.
