Do-It-Yourself Earthbag Building - Yes You Can!

The two largest obstacles to home ownership are expensive building materials and overly complex construction methods that require specialized skills and equipment. The problem is so acute that over 70 percent of Americans are unable to afford contractor-built homes. With the current downturn in the economy and the loss of millions of jobs, the housing situation in the U.S. is definitely taking a turn for the worse.

Everyone needs a place to live - shelter is a basic need. But since the current system is bypassing the vast majority of the population, it's time to investigate simpler, more affordable building methods.

The answer may be right under our feet (earth). That's right; building with earth is a timeless building tradition with some structures lasting many hundreds of years. Over a third of the buildings in the world are earth structures. Earth is probably the least expensive building material (literally dirt-cheap), and therefore holds enormous potential for solving our housing crisis. Some may assume earth buildings are just mud huts. Far from it! If your background isn't in architecture, you may not be aware of the amazing diversity of earth structures. Look up "earth architecture" on the Internet if you're not already informed.

There are many earth building methods - adobe, rammed earth, CEB and so on. This article explores the growing popularity of earthbag building (also called sandbag building) and how it can be used to provide affordable housing that's simple enough for do-it-yourselfers to build their own home. By using dirt-cheap building materials (earth, sand, gravel, recycled materials, etc.) and eliminating expensive contractors and specialized equipment, the cost of construction can be slashed to a fraction of conventional housing costs.

Earthbag building has it's origin in military sandbag building. For about 100 years, the military have been building durable, blast and bullet proof structures out of sandbags. Also, sandbags have been used for many years to hold back floodwater. Today, builders are using the same basic process of filling, stacking and tamping bags to build a wide variety of structures the world over - beautiful homes, offices, shops, schools and more.

Besides affordability and durability, the other main advantage is simplicity of construction. What could be simpler than filling and stacking bags of earth? The main skills can be learned in a few minutes simply by being shown or watching a video. Almost everything you need to know is available free on the Internet. And most people already have the basic tools around the house - shovels, buckets, garden hose, ladder. The other few tools required can be made quickly and easily or purchased inexpensively.

Here are just a few ways of saving money by building with earthbags:

  • Recycled bags are readily available in most places. Polypropylene or burlap bags are ubiquitous, being used for all types of grain, fertilizer and animal feed, and sometimes for concrete, plaster and other products. Talk to local farmers and feed supply outlets.
  • Misprinted bags are often available direct from manufacturers at greatly reduced prices. Between misprinted bags and recycled bags (in good condition) you can cut the main expense of earthbag building to almost nil.
  • No special mix is required. Most soils, including those on or near most building sites, are adequate or can be adjusted with sand or clay to create an appropriate mix. This makes the other primary material for earthbag building basically free or close to it.
  • You can order special mixes of earth from sand and gravel producers, such as road base and reject fines, at very low prices. The main expense is delivery, but this has to be weighed against your time and effort to dig it from the ground. Spending $200-$300 for delivery of an excellent mixture free of large rocks and roots can save hundreds of hours of hard labor. And, they'll dump it in piles around the building site to speed construction and save even more work.
  • No need for a typical concrete foundation. Earthbags filled with gravel make an excellent foundation. This step alone can save you thousands of dollars.
  • Build an insulated earth floor and save thousands more. Sealed earth floors can last hundreds of years. Think of all the wood, plywood, linoleum, etc. that can be saved.
  • Use earth plaster and save thousands more. With wide roof overhangs of 36" or so, earth plaster will hold up very well in most climates, requiring only minor maintenance.
  • Use recycled materials whenever possible. Door and window forms, for instance, can be made from scrap wood from pallets, discarded barrels or tires. Sinks, tubs, doors, hardware, shelving, tile and many other components can be salvaged for very low cost.

Horizontal Or Vertical Drywall Application

Let's start with the basic eight-foot sheet of drywall. Most drywall contractors apply drywall horizontally however I have seen some contractors working with metal stud framing install 10 foot sheets of drywall vertically.

The reasons for installing the 10 foot sheets of drywall up and down or vertically in this situation are quite simple. There is no structural strength required in these walls because they are simply partitions dividing rooms and usually the drywall only needs to be finished up to 9 feet. This is the only time I have seen drywall ran vertically.

In a wood framed house the drywall actually adds a little sheer value to the home itself.

The manufacturer suggests installing eight-foot sheets of drywall horizontally. The horizontal application of drywall means installing the 4 foot side of the drywall up and down and the eight-foot side of the drywall side to side.

What is the reason for installing the 4 x 8 sheets horizontally?

When it comes to finishing the drywall the 4 foot seams that run up and down or vertical will not be as noticeable as a seam running up and down the entire wall. If you haven't read one of my last articles on eye level window setting then let me give you a brief eye level education.

A person 5'8" in height will be more apt to notice things between 4'6" off the ground and 6'6" off the ground. If we ran the drywall vertical there is a good chance the eyes would be able to pick up any finishing flaws in the drywall. Running the drywall horizontally will just put us a little out of range from the lower eye level of 4 foot six with our finish.

Another reason for installing the drywall horizontally is there is a good chance your eyes would be able to pick up four foot lines in the wall going from floor to ceiling quite easily. On older homes you will see lines in the ceilings about every 24 inches. This is because the plaster or drywall ceilings is starting to sag in between the ceiling joist.

These lines are difficult to do anything about once the drywall is finished. The only alternative you would have is to remove the ceiling and re-drywall and finish it.

Drywall ran vertically will tend to crack easier than staggered drywall ran horizontally. The four foot section of drywall is stronger than the 8 foot section. If you stagger your drywall breaks every four feet this will increase the strength of your wall as well.

Try not to break the drywall at any door openings. The door openings seem to crack easily from the corners working their way towards the ceiling. Let the drywall run over the doorway and then cut the doorway out leaving the rough door opening during wallboard installation.

If you have ever seen a house that was drywalled by a professional crew the waste is unbelievable. The reason for this is simply that the drywall contractor does not want to come back and patch cracks in the walls three or four years after he is done. It can be quite labor intensive installing scrap pieces of drywall versus using larger sheets to cover the same area.

Don't forget and always remember that. Horizontal installation of drywall is recommended by the manufacturer.

Home Improvement Contractors - What Homeowners Should Know

With home improvement fraud and scams on the rise in the United States, homeowners must take the necessary precautions to avoid becoming victims of "fly by night contractors." For those who still own their properties after seeing the rise in foreclosures across this Nation, it is incumbent on you the homeowner to do the following before you go in search of a Home Improvement Contractor.

Home Improvement Contractors (HIC) in most jurisdictions in the United States is regulated by City, State or County Agencies. For example, in New York City, Nassau and Suffolk County in New York, the Department Of Consumer Affairs regulates the operations of Home Improvement Contractors and Home Improvement Salesmen (HIS). These are representatives or sales people who negotiate contracts on behalf of Home Improvement Contractors (HIC).

There are basically three (3) stages of the home improvement process, namely: The Negotiation Stage; The Contract Stage and The Work In Progress and Completion Stage. In the Negotiation Stage, a homeowner should perform a "due diligence" on prospective Home Improvement Contractors and Home Improvement Salesmen, hereinafter referred to as HIC and HIS respectively. This is where you research and check to see if the HIC is a bona fide and legitimate operator. You start by calling the Agency that regulates HIC and HIS in your area. Ask HIC and HIS for proof of licenses, workmen compensation, general liability insurance, performance bonds, and references.

You should also check with the Better Business Bureau (BBB) with respect to the reputation of such businesses. Check to see any history of complaints and how they were expedited. Make sure that the HIC/HIS has a physical business address, business telephone, fax, email address, website, etc. Beware of "fly by night contractors" that operate out of their trucks, vans, SUV. It is very important also for you the homeowners to get at least 3-5 free written estimates from HIC and HIS. Some HIC/HIS may charge a reasonable fee depending on the size of the job estimate. For example, those estimates that involves blue prints specifications, plans, zoning, etc. However, you should try and negotiate a free written estimate that expressly state in black and white prices, brand names, colors, designs, start date, completion date, etc. Keep in mind that "word of mouth" is the best recommendation. Get references from HIC/HIS and invest the time to check the jobs and speak to the homeowners directly. Ask questions!

In the Contract Stage, before you sign or execute a contract, make sure that you obtain copies of HIC/HIS licenses, workmen compensation, general liability insurance, performance bond (applicable for large projects), and inquire whether the HIC participates in a Home Improvement Trust Fund. This is a trust fund that the Agency requires HIC to pay into so as to protect homeowners from HIC who takes off before a job is completed. You are required also to make sure that all brand names, styles, colors, any oral promises (some high powered HIC/HIS will promise you the moon to get your signature), along with manufacturer's and labor warranties to be expressly written in your contract. Most importantly, make sure that the HIC/HIS expressly put in writing a start date and completion date, along with giving you your right to cancel (recession rights).

Most contract laws allow you three (3) business days from the date of a contract to withdraw or cancel the contract without any penalty or obligations. So if you gave a deposit to the HIC/HIS, you are entitled to a full refund within a reasonable period of time not to exceed 10 days. Check with your jurisdiction to make sure of this right. With respect to deposits, some HIC/HIS may require a deposit upon the execution of a contract. Be very careful of HIC and HIS who ask for large deposits up front. Beware of HIC and HIS who wants cash or have checks written out to his or her name. Make checks payable to the Business name only. It is advisable to pay using a credit card. If the HIC is a legitimate operator, it is very likely that they accept credit card as a Merchant. However, the Rule is: Do not give a deposit more than what you can afford to lose. In other words, give a very, very small deposit. A bona fide, reputable and legitimate HIC will not ask for a deposit up front. Such HIC has credit accounts with Home Depot, Lowe's, and other suppliers who will not rely on your money/deposit to buy materials.

If you are not financing the work through the HIC or a third party lender, it is recommended that you pay progress payments to the HIC. Progress payments are incremental payments. In other words, you pay as the work progresses. For example, if you are getting a roof job done, you may want to give a percentage down (one third of contract price) only on delivery of materials and start of work. Then you give another one third payment when the roof is completed and the final one third when the construction debris is removed from your property. It is advisable to hold back at least 10 per cent of the total contract price for at least 90 days to ensure that the work was done properly. For those homeowners who wish to finance their projects through the HIC or a third party lender, make sure that you do not sign any blank bank papers. You should also ask the HIC/HIS whether the amount you finance will cause a lien or second mortgage to be placed on your property. Make sure that the bank does a visual inspection of the work before you sign a completion certificate allowing the bank to pay the HIC.

Finally, the Work in Progress and Completion Stage; this is the most crucial stage of the work. The HIC is ready to walk away from your project, but you want to make sure that the work was done in accordance with municipal building codes and all of your manufacturer's warranties, warranty on labor, etc., are given to you in writing. This is where you will be asked by the HIC or HIS to release final payment. If you finance the work, the HIC/HIS will ask you to sign a completion certificate which they will take to the bank to get a release of the funds at your permission. Some banks will do a visual inspection to make sure that the work was done. However, it is very crucial that you make sure that the Municipal Building Inspectors give a green light for your project. In other words, they must sign off on the job stating that all work was done professionally and in accordance with municipal building codes. Some jobs may require a certificate of occupancy (CO).

Make sure that you have this CO in your hands before you release final payments to a HIC/HIS. Last but not least, if the HIC hires Sub Contractors such as an electrician or plumber to do work on your property, make sure that they are paid by the HIC. Failure to pay them may result in the Sub Contractors filing a mechanic's lien against your property. This is legal. While the work is in progress, make sure that the workers are on time on the site. A normal work day for construction workers are from 8:00 am to 6:00 PM. Some industrious workers will work until it gets dark. Beware of workers that show up for a few minutes and take off. There are many HIC who start 20 jobs and cannot finish one. Some HIC take from "Peter to pay Paul" and stall your job in the process. This is why it is crucial that you get a start date and completion date in writing.

If the HIC fail to complete the job within that time, you the homeowner may legally hold back money or charge the HIC for each day that elapsed. If your work is an exterior job that involves ladders, scaffold, etc., make sure that they are erected properly and reasonable standard of care is exercised by the workers. In other words, if a scaffold or ladder fall and injure a neighbor or passerby, they may have a civil claim or lawsuit against you the homeowner. This is why you must ensure that the HIC has proper insurance such as general liability insurance before they start work on your project. If you the homeowner permit the HIC to advertise their companies by erecting a sign on your property, you may request a discount on your contract for such favor.

Winter Weather and Your Water Pipes

If you live in a region that gets freezing weather, your water pipes are at risk of freezing in the winter. What's the big deal about frozen pipes other than the fact that you can't flush the toilets, brush your teeth, or take a shower? When water freezes, it expands which can cause the pipes to burst! And burst pipes lead to major water damage and costly repairs.

Because of the risk of significant water damage to your home, it pays to protect your pipes from the dangers of freezing temperatures. Below are some tips to protect your pipes from winter weather:

Insulate all exposed water pipes by wrapping them in pipe insulation. Pay attention to pipes in unheated areas such as the attic, garage, and basement.

Learn how to shut off power, gas, and water at their primary source as well as any local shutoff valves.

When the temperatures drop below freezing, keep your thermostat set to at least 55 degrees, even if you are away from home.

Caulk the entry points of any pipes where they enter the home. In the winter, close ventilation vents in the foundation to minimize cold drafts.
Drain and remove outdoor hoses before winter weather arrives. Shut off any separate valves for outdoor faucets and then drain those pipes by turning on the faucets.

For outdoor hose bibs without separate shutoff valves, insulate the pipes. Shut off the water supply to the outdoor sprinkler systems.

Indoor pipes that are located against interior walls need special care. Wrap these in pipe insulation and open cabinet doors to allow heat to circulate.

If a pipe does burst, prompt action on your part is critical. After turning off the main water supply, some water will remain in the pipes and eventually make its way to the burst pipe. To minimize the amount of water that leaks out, start flushing toilets or running water (preferably downstream of the broken pipe) in an attempt to drain the water that's currently in your home's water pipes.

Once the water stops flowing, let the mopping up begin. You may have extensive water damage requiring the help of a water damage professional. In addition, structural repairs such as replacing damaged drywall or cabinetry may be required. Extensive water damage may require filing an insurance claim, depending on your coverages and deductible amount.

Contact a water damage company and your insurance agent to start the process right away because time is of the essence. Prompt repairs and completely drying the area ASAP are necessary for minimizing the damage and preventing an unpleasant side effect of burst pipes: mold.

Flip That House With Cheap Fixes

Perhaps you have been watching those shows that tell you how to flip that house, but you don't have the tens of thousands of dollars they seem to inevitably spend. What can you do that is fast and cheap to increase the appeal and selling price of a home? Here are six cheap fixes to give you some ideas.

1. Mailbox

While you can't get a great price with major problems, buyers will excuse minor ones if they have already fallen in love with the house. That means you better make a good first impression. The first thing they'll likely see is the mailbox. Install a new one with a few flowers around it. This will cost you less than fifty dollars.

2. Front Yard Landscaping

Another fast and cheap way to a great first impression is to clean the front yard, mow the lawn, trim the trees, throw some grass seed on any bare spots if you have time, and plant a few flowers. Neat, clean and green is the idea. Do this part yourself and you'll be surprised how far a hundred dollars can go.

3. Clean The House Outside

It is amazing how often the front of a house is dirty - even when the home is for sale. If you want to flip that house fast, make it look good! Power-wash it if necessary, and make sure there are no stains on the the front wall nor leaves hanging from the gutters. Shine up any doorknobs or other metal fixtures. Repairs have to be done, but many changes are debatable. Should you replace the perfectly good but somewhat ugly carpeting? Maybe. Paint the rooms? Think of the over-all look of the house if you make a set of changes, and do your best to estimate how much they will add to the sale's price. They should add double or more what they cost.

There are often opportunities for improvements with much higher returns. A friend of mine once spent about $1,500 and increased the home's value by about $8,000. How? The basement had big windows, so he added two walls in a corner, along with a cheap paint job and a piece of carpeting to create a bedroom. Do-it-yourself home remodeling is definitely on the increase. And while there are many ways to make changes to your living space, I have one definite favorite for cost, ease, impact and versatility.

1) Cost

The average cost of a gallon of quality interior latex paint is $40 - $50. Depending on how many coats you will need to apply to cover the current color or if you will apply primer first (approximately $35 - $45 per can), an average size room will take 2 gallons. Ceiling paint adds another $25 - 30. Approximate cost if using 1 gallon of primer, 1 gallon of ceiling paint and 2 gallons of paint is $140 - $175. Throw in brushes, plastic drop sheets, rollers, painters tape and all the other things you might need for about $50 more. So for about $190 - $225 in paint and supplies you can completely change the look of a room even if that is all that you do.

2) Ease of Use

Paint is a great place for a do-it-yourself home remodeling beginner to start. Granted, there are many advanced techniques that may require more time, patience and practice. However just painting a solid color while requiring a little skill, can quickly be learned to achieve outstanding results.

3) Impact

I love the impact that paint can make. Taking a room and painting it a whole new color can make it feel like a whole new room. Even if everything else about the room remains the same. Don't be afraid. Try something new. Liven up a room with bold color or subdue a room with soft color. If you don't like it that's ok. You can change it because paint is also.....

4) Versatile

Paint can go on the walls or even be used to update your furniture, woodwork and cabinets.
